TERMS & CONDITIONS

1. Bookings will be between the owner of the villa (herein after called the owner) and the person making the bookings
are valid after:
  • the booking form has been completed and signed and has been received by the owners.
  • The appropriate deposit has been paid to the owner
  • The booking has been confirmed to the client by the owner in writing.
  • Telephone bookings will be held for a maximum of 7 days.
The owner reserves the right to cancel any telephone reservation thereafter unless a completed booking form and
appropriate deposit has been received.
2. By signing the booking form, the client accepts these conditions and warrants that he/she is authorised to agree them
on behalf of all other persons alluded to in the booking.The client may not sub-let, nor assign the property, nor share with any persons other than those listed on the bookingform or, as otherwise agreed with the owner, prior to acceptanceof the booking.
3. A booking deposit of £150 per week is due at the time of booking. The balance is payable not less than 8 weeks prior
to rental period. Where bookings are received within 8 weeks ofthe booking dates, payment in full must be sent with the booking form. If the guest does not pay the outstandingbalance at the due time; the owner reserves the right to cancel the booking.
In this event the deposit will be forfeited.
4. Any cancellation by the client must be notified in writing directly to the owner. If the notice to cancel is received bythe owner more than 12 weeks prior to the first day of the rental period only the deposit will be retained. If the booking is cancelled less than 12 weeks then the following charges will apply:
  • Between 6 and 11 weeks from the first day of the rental period - 60% of the total cost.
  • Less than 6 weeks from the first day of the rental period - 100% of the total cost.
(It is recommended that the client should purchase holiday insurance, inclusive of cancellation protection).
5. Rental periods will start at 4.00pm local time on the first day of the booked period and the property must be vacated
by 10.00am on the last day.
6. Bookings are not acceptable if made by persons/children under the age of 21 years.
7. The use of the accommodation and facilities is entirely at the client's risk. No responsibility is implied or accepted by
the owners or their agents for injury, for loss of damage to the client,visitors or their belongings howsoever caused. Baggage
and personal belongings are at the client's risk at all times and no responsibility is implied or accepted for any loss or
damage to any car or its contents. (It is recommended that the guest should Purchase adequate insurance to cover all
members of the group).
8. Children must be supervised by adults at all times when using or around the swimming pool. All persons use the pool
and surrounding area entirely at their own risk. No diving is permitted at anytime and no glass objects are to be taken onto the pool/patio area at any time. THE VILLA IS STRICTLY A NO SMOKING ENVIRONMENT.
9. The Client is responsible for the property and is expected to take reasonable care of it at all time. All damaged and
breakages are the legal responsibility of the client and their cost shall be refundedto the owners, by the client, upon demand.
Any costs incurred by the owners for the maintenance, repairs or replacement of the villa, equipment, facilities or fixtures
required, due to the misuse will be charged to the client. A security deposit of £300.00 per booking is to be paid by the client
at the time of full payment.This will be refunded in full following a satisfactory report fro m the property managers and provided
that no smoking has occurred in the villa during the booking. This refund will be sent to the client within 4 weeks of the
clients return.
10. Should the client consider that there is any reason for complaint whilst staying at the villa; the client must first
approach the local managers, at the time that the complaint is discovered.If the client is not satisfied with the property manager's response the complaint must be followed up in writing to the owner within seven days of return.
11. The owners or their property managers will not be liable for any loss of delay to, or cancellation of the client's
holiday due to industrial disputes, riots, threat of hostilities, political unrest,natural disasters, closure of airports or
seaports, aircraft grounding, adverse weather conditions or any othercircumstances beyond their control.
12. This contract is subject to and shall be construed in accordance with the laws of England and the parties hereby
submit to the jurisdiction of the English courts.
